FAQ

WHAT ARE YOUR OFFICE HOURS?

We are open Monday – Friday from 9am to 5pm and most Saturdays from 11am to 1pm. Our offices close on holidays and Badger football home gamedays. Our office locations are:

HOW DO I APPLY?

You can find the application HERE or stop into one of our offices. Please download the PDF, complete the form, and email to info@palisadeproperty.com.

WHEN CAN I MOVE IN?

Most of our leases begin August 16 at noon.

WHEN IS RENT DUE?

Rent is due on the first day of every month. Any late payments will be assessed a 5% late charge.

IF YOUR OFFICE IS CLOSED ON THE FIRST OF THE MONTH, HOW CAN I PAY MY RENT?

Next to our office doors at Palisade, Waterfront, and Washington Place Apartments there is a rent drop box for you to deposit your rent check or money order. You may also pay online if you have Web Payment Access set up for your account. A staff member in the office will need to set this up the first time you pay online so please ask us how. You may still make a payment even if there are no pending charges on the Web Payment Portal.

IS THERE A DOUBLE OCCUPANCY FEE?

Yes. The first double occupancy bedroom in an apartment is an additional $175 per month. Any rooms after that are $100.

IS PARKING AVAILABLE?

Yes, parking is available in our underground heated garages in the Waterfront and Palisade buildings. There is also off street parking available at many of our buildings and houses. Please explore the the PROPERTY pages for specific parking information. 

HOW DO I SUBMIT A MAINTENANCE REQUEST?

For emergency maintenance requests, please call 608-442-4200 for Madison properties and 608-348-6200 for Platteville Properties. . For non-emergency requests, please click HERE.

HOW DO I PAY ONLINE?

To make a payment online, you will just need to log into your Tenant Portal and follow the steps to make a payment.

CAN I SET UP AUTO PAYMENT?

You can log into your Tenant Portal and follow the steps to set up auto payments.

DO I NEED A COSIGNER?

We require that all residents have a cosigner unless the make more than three times the monthly rent per month in gross monthly income. You can download our cosigner form HERE.

DO YOU PROVIDE ROOMMATE MATCHING?

We provide roommate matching services! Please contact the office and fill out the ROOMMATE MATCHING FORM.

We do allow subletting, but you will be responsible for finding your own sublet. Once you find someone they will need to fill out an application,  and prove income is three times the amount of rent in gross monthly income or get a cosigner. Based on the property they may also be subject to a criminal background history check and a landlord reference check.  The fee for subletting is $100.00

CAN I SIGN A SEMESTER OR ACADEMIC LEASE?

Unfortunately, we do now allow semester or academic leases. However, you may find a sublet for the time when you will not be living in the apartment (see above for subletting information).
